FOM Group: Way cleared for lighthouse project in Stuttgart West
- Südwestbank leaves the building ensemble on Rotebühlstrasse
- Revitalization at the highest level of sustainability can begin
Heidelberg/Stuttgart, November XX, 2023 - Südwestbank will leave its current headquarters at Rotebühlstrasse 125 in Stuttgart's City West in the first quarter of 2024. This brings the FOM Real Estate Group ("FOM Group"), which has been successfully operating as a project developer and asset manager for over 26 years and as a fund manager since 2020, a major step closer to implementing its "VEGA" project at the site. A comprehensive ecological modernization and redesign of the building is planned. The aim is to obtain certification from the German Sustainable Building Council (DGNB) in accordance with the Gold Standard and Wiredscore (digital connectivity of real estate). Planning permission for the flagship project has already been applied for in the first quarter of 2023. Due to the current approval times in Stuttgart, it is not possible to predict when it will be granted, but the aim is still to implement the project immediately after Südwestbank moves out. FOM Invest acquired the approximately 13,400 square meter office property (including the EDEKA supermarket on the ground floor) from Südwestbank in 2021, whose lease expires in February 2024. The building complex comprises a four-storey base building for retail and other uses as well as seven tower storeys with office space.
Prof. Reinhard Walter, Managing Partner of the FOM Group, says: "We are planning to adapt the office space to the needs of the modern working world and to meet the highest requirements in terms of workplace and amenity quality. To this end, the property is in a prime city-west location: "VEGA" offers direct S-Bahn access to the Schwabstraße stop via a passageway in the basement. From there, Stuttgart's main train station is just four minutes away. The office tower also offers a breathtaking panoramic view of the city. The architects have developed a modern, bright and green design for the façade, which conveys the sustainability of the building to the outside world and makes the building a visual highlight in the surrounding area. We are looking forward to the planning permission for the project."
The revitalization is accompanied by comprehensive sustainability measures. These include climate-adapted, insect-friendly greenery for more biodiversity, the use of PV panels on the building façade and a dedicated bicycle garage including a shower. The partly public underground car park with around 200 spaces for cars will also be renovated and modernized.
In the base building of the "Vega", retail space on several floors will ensure local supply with a wide range of products for the urban surroundings of the property. The EDEKA supermarket already located in the basement of the property will be a full-range retailer offering an even greater variety of products for weekly shopping or breakfast or lunch on the premises. Further retail ranges will extend up to the second floor, and there are also plans for a fitness studio to move in. The various terraces on the base building with extensive greenery will be a focal point for future employees, and not just for breaks. The future tenants of the building, as well as the residents in the immediate vicinity of the property, will find numerous everyday points of contact within walking distance of each other in one building.
